What's New!

IN THE Appraisal Institute's (AI) Valuation Insights & Perspectives (VIP) magazine (Spring '97), I've just had a "how-to" article published on writing/publishing newsletters. Besides my article, VIP magazine is replete with topical and practical appraisal advise and information. If you are not an AI member or affiliate, you can call the AI about getting a subscription. Or for a free reprint of the article, contact me.

In other news, I've recently completed a town-wide rental and sales analysis for the Town of Freeport, ME. I even got to meet one of the Beans (not LL).

And who said downtowns were dead? Retail rents are higher in downtown Freeport than anywhere in New England (including most malls - okay, maybe Newbury St. in Boston is higher). Still, the retail rents have become so high, the Town of Freeport decided to rent out their downtown public library to a retailer. Just a few years rent from the library will produce enough revenue for the Town to pay for a new and larger facility elsewhere in Town.

Last issue I mentioned I had been working on a number of unusual appraisal assignments. That trend continues. I've finished the pipeline and five of six dam/hydro appraisals and some telecommunication towers, as well as three nursing/assisted living facilities (ALF) narrative appraisals. But I've landed two more nursing/ALF narrative appraisals.

In addition, I'm working on an appraisal on New England's largest manufacturer of a component of the most used product on earth. The appraisal includes manufacturing machinery and equipment including the largest moving piece of machinery in any industry on earth. This one happens to be nearly as long as two football fields. They produce a product used in construction, particularly in making foundations, sidewalks, bridges, and retaining walls, etc.

Lastly, I've been invited to speak at the Central Maine Assessors meeting April 19th in Waterville. Armed with knowledge from numerous unusual assignments, I'll be presenting tips on appraising/assessing unusual, strange, or simply weird properties. Why not? Nearly every town or city has got (at least) one.

Of course, as always, if you need commercial real estate appraisal services performed, call me at 978-462-4347.
