LATELY, I'VE BEEN involved in a number of unusual appraisal assignments: a piece of a dead-end street; a piece of oil pipeline that runs from the Portland area to Canada; a dam (no "n" on the end) property; a number of telecommunication towers and sites; and a narrative appraisal report on an assisted-living facility with an Alzheimer's wing.
As part of the preparation for the assisted-living facility assignment, I attended a seminar on the valuation of assisted living facilities and have ordered the soon-to-be-released book, The Analysis and Valuation of Health Care Enterprises. So, expect to see a book review on the above in the PVM spring issue.
In November, I spoke before the Maine Association of Assessing Officers. Since a limited amount of commercial property sales activity exists, I suggested, assessors are going to have look outside their own communities to find data to better track the accuracy of their commercial assessments. I provided them with a few tips and techniques on ways to go about it and got a free meal.
In January, I'll be assisting the Assessor of Freeport, Maine perform some of the analysis and techniques of which I spoke.
